Fees to Landlords

(all fees plus VAT)

 

Letting Only

7% of the rent

 

Includes:

 

  • Promoting and listing the property on the appropriate online platforms

  • Conducting and providing guided property tours

  • Finding a tenant

 

e.g. if the tenancy is 12 months and the rent Is £5,000 per month, the fee calculated shall be 7% of the annual rent, so the fee will be £4,200 + VAT (i.e. 8.4%).

Agreement fee will also be due on every renewal.

 

 

Letting & Rent Collection

9% of the rent

 

Includes:

 

  • Promoting and listing the property on the appropriate online platforms

  • Conducting and providing guided property tours

  • Finding a tenant

  • Reference and background checks on the tenant

  • Providing a tenancy agreement

  • Pre tenancy checks and make sure the property is ready to let (i.e check cleanliness, smoke and carbon monoxide alarms)

  • Register the security deposit and collect the first rent instalment

  • Monthly rent collection and remit the rent received minus letting fees

 

e.g. if the tenancy is 12 months and the rent Is £5,000 per month, the fee calculated shall be 9% of the annual rent, so the fee will be £5,400 + VAT (i.e. 10.8%).

 

Agreement fee will also be due on every renewal.

 

 

Letting & Property Management   

12% of the rent

 

Includes:

Letting & Rent Collect plus:

 

  • Being the main point of contact for our landlords and tenants throughout the tenancy

  • Arrange and oversee maintenance

  • Book inventories, check-ins and check-outs

  • Six monthly property inspections

  • Chase and collect rent and rent arrears

  • Handle deposit dilapidation negotiations post tenancy

  • Give advice to tenants/landlords on their responsibilities

  • Send landlord account statements/income and expenditure reports

  • Securely holding keys throughout the tenancy term

 

e.g. if the tenancy is 12 months and the rent Is £5,000 per month, the fee calculated shall be 12% of the annual rent, so the fee will be £7,200 + VAT (i.e. 14.4%).

 

Agreement fee will also be due on every renewal.

 

Short Letting (Inclusive of Property Management)

25% of the rent

 

Includes:

Letting & Rent Collect plus:

 

  • Being the main point of contact for our landlords and tenants throughout the tenancy

  • Arrange and oversee maintenance

  • Book inventories, check-ins and check-outs

  • Chase and collect rent and rent arrears

  • Handle deposit dilapidation negotiations post tenancy

  • Give advice to tenants/landlords on their responsibilities

  • Send landlord account statements/income and expenditure reports

  • Securely holding keys throughout the tenancy term

 

e.g. if the tenancy is 3 months and the rent Is £10,000 per month, the fee calculated shall be 25% of the total term, so the fee will be £7,500 + VAT (i.e. 30%).

 

Agreement fee will also be due on every renewal.

 

Agreement & Arrangement fees:

Tenancy Agreement £300

Drawing up the tenancy agreement and issuing relevant paperwork.

 

Renewal Tenancy Agreement £150

Drawing up the renewal agreement and issuing relevant paperwork.

 

Referencing Fees £50

Managing the referencing and application process for every reference carried out for each individual tenant, occupant, or guarantor within a tenancy.

Deposit Registration Fee £30

Registering landlord and tenant details and protecting the deposit with My Deposits Custodial.

 

Sale of the property to the tenant 1.5%

Where the landlord would sell the property within the tenancy agreement term.

 

Rent Protection:

 

The fee (3%) is based on the gross monthly rent as agreed in the tenancy agreement.

 

Cover includes:

 

• Covers 100% of the rent until vacant possession

• 75% Vacant possession up to 3 months

• Covers up to £5,000 rental payments per month

• Rents over £5,000 are quotable

• Up to £100k Aggregate for legal expenses and rent arrears in any one claim

• Repossession, Recovery of Arrears, Nuisance & Trespass, Defence of Criminal Prosecutions

• Alternative Accommodation & storage cost

• New or Existing tenancies without any no-claims penalty period

• NIL EXCESS
